Repair or Replace Your Water Heater? A Plain Guide for Austin & Round Rock Homeowners
By Scott Feller, Owner & CEO of Koala Cooling & Plumbing | Updated November 5, 2026

No hot water on a cold Central Texas morning gets your attention fast. The first question is always the same: fix it, or replace it?
Here’s the short answer. If your tank water heater is under about 8 years old and the problem is a part (a thermostat, heating element, gas valve, igniter or relief valve), repair usually makes sense. If the tank itself is leaking, or the heater is 10 years or older and starting to need repairs, replacement is usually the better buy.
The rest of this guide walks through how our licensed plumbers make that call, so you can make it with confidence before anyone shows up at your door.
1. How old is it?
Age is the biggest factor. A tank water heater typically lasts 8 to 12 years, and Central Texas hard water tends to push it toward the short end (here’s why water heaters die faster in Round Rock). The manufacture date is on the label on the side of the tank, often coded into the serial number. If you can’t read it, snap a photo and send it to us.
| Age of tank heater | What we usually recommend |
|---|---|
| Under 8 years | Repair, unless the tank itself is leaking |
| 8 to 10 years | Repair a small part; think hard before a big repair |
| 10 years or more | Replace, especially if it’s needed repairs before |
A tankless heater is different. With annual descaling, a tankless unit often lasts around 20 years, so repairs make sense much longer.
2. What failed?
Some failures are a part. Others are the end of the tank.
Usually worth repairing
- No hot water on an electric heater: often a heating element or thermostat.
- No hot water on a gas heater: often the gas valve, igniter or burner assembly.
- Water dripping from the relief valve: often a worn temperature-and-pressure (T&P) valve, or pressure that needs an expansion tank.
- Rotten-egg smell: often the anode rod reacting with the water. See why hot water smells like rotten eggs.
- Popping or rumbling: sediment on the bottom of the tank. A flush often helps if it’s caught early.
Usually time to replace
- Water pooling under the tank, or rust on the tank body. A leaking tank can’t be patched. It will only get worse, and it can flood a garage or closet.
- Rusty hot water (cold water is clear). The inside of the tank is corroding.
- A second or third repair in a couple of years on a heater past 8 years old.
3. Do the math
A simple rule of thumb: if the repair costs more than about half the price of a new heater and the tank is past the middle of its life, put the money toward a replacement. A new heater comes with a new warranty. An old one with a new part is still an old tank.
4. Tank or tankless next time?
If you’re replacing, it’s the right moment to ask whether tankless fits your home. Tankless gives endless hot water, frees up space and lasts longer, but costs more up front and needs yearly descaling in our water. A like-for-like tank swap is the most economical choice for most homes. Our water heater installation page compares the options.

Can a leaking water heater be repaired?
It depends where the water comes from. A leak at a valve, fitting or the T&P valve can usually be repaired. A leak from the tank itself can’t, and the heater needs to be replaced.
How long do water heaters last in Central Texas?
Tank heaters typically last 8 to 12 years. Hard water shortens that, and a yearly flush helps. Tankless units with annual descaling often last around 20 years.
