Georgetown Homes, From the Square to Sun City

Georgetown's housing spans more than a century. There are historic homes near the courthouse Square and Southwestern University, established neighborhoods like Berry Creek, the large Sun City Texas active-adult community on the west side, and newer master-planned areas such as Wolf Ranch. Each brings different equipment, attic layouts and plumbing, and we work on all of them.

Georgetown sits just up I-35 from our Round Rock base, so same-day appointments are often available when our schedule allows.

Sun City homes

Sun City opened in the mid-1990s, so many of its homes are now on their second air conditioner, and some original systems are still running past the 20-year mark. Planning a replacement before an emergency is much easier when you can see the prices first. Historic and older homes near downtown

Older homes near the Square can have tight attics, aging ductwork, and electrical service that needs a look before a heat pump goes in. We size replacement systems with a Manual J load calculation and check the ducts and electrical first, so the new equipment fits the house rather than the other way around.

Newer neighborhoods

Wolf Ranch and Georgetown's other newer communities mostly have builder-grade systems in hot attics. The repairs they need most often are clogged condensate drain lines, failed capacitors and refrigerant leaks, and most are fixed in one visit.

Georgetown Water Is Hard on Water Heaters

Georgetown's city water typically runs about 9 to 12 grains per gallon. That's hard enough to leave white scale on faucets and glass, and to build sediment in the bottom of a tank water heater, which makes it rumble, wastes energy and shortens its life. Tankless units need regular descaling in water like this.

Georgetown Utilities and Efficiency

Much of Georgetown buys electricity from Georgetown Utility Systems, the city-owned utility, while some homes are served by other providers. Either way, a correctly sized system and sealed ductwork do more for a summer bill than anything else.
