Not sure what size you need? Most rental properties run 2.5–4.0 ton depending on square footage and Texas heat exposure. We'll size it correctly during your free site visit.

Heads up on electrical upgrades: If existing wire size or breaker capacity isn't adequate for the heat kit, we'll let you know during the quote. You'll have two options: hire an electrician to upgrade, or have us install a smaller heat kit that works with the existing electrical system.

  • Free Site Verification We'll schedule a quick site visit (typically within 1–3 business days) to verify the existing setup, confirm sizing, and check for any conditions that might require add-ons. You'll receive a written quote with all costs locked in — no surprises.
  • Schedule the Install Once you approve the quote, we coordinate directly with your tenant to schedule the install at a convenient time. Most installations are completed in a single day.
  • Installation Day Our Koala-fied techs arrive on time, complete the install, walk your tenant through their new system, and leave the site clean. You receive full documentation by email the same day.

How soon can you install after I approve the quote?

Most installs are scheduled within 3–7 business days of quote approval, depending on your tenant's availability and seasonal demand. During peak summer (June–August), turnaround can extend slightly — book early if you anticipate a replacement need.

Will you coordinate directly with my tenant? 

Yes. Once you approve the quote, we contact your tenant to schedule the install and answer any questions they have. You stay informed via email but don't need to mediate scheduling.

Do you offer discounts for multiple properties?

For property managers and landlords replacing systems across multiple units, contact us directly at (512) 759-8800. We work with several Central Texas portfolio owners and can structure volume pricing for projects of 3+ properties.

What if my property needs additional work that isn't in the price table?

Anything beyond the standard install (electrical upgrades, ductwork repairs, refrigerant line replacements, etc.) will be disclosed on your written quote before you sign. There are no surprise charges on install day.

Is the warranty transferable if I sell the property?

Yes. The Carrier/Payne manufacturer warranty transfers with the property. Our labor warranty terms are also transferable — just notify us when the property changes hands.

Do you handle permits?

Yes. Where required by your municipality, we pull and manage all necessary permits as part of the installation. The cost is included in the prices listed above unless otherwise noted on your quote.

What areas do you serve for this offer?

Round Rock, Austin, Cedar Park, Georgetown, Hutto, Leander, Pflugerville, and Taylor. If your rental property is just outside these areas, give us a call — we may still be able to help.

Can I finance this through Koala Cooling?

What's the difference between a gas system and a heat pump for a rental?

Gas systems use a gas furnace for heating and an outdoor AC for cooling — typically lower up-front cost, slightly higher utility bills in summer, lower in winter. Heat pumps handle both heating and cooling from a single outdoor unit — higher up-front cost but better year-round efficiency, and tenants in newer Texas homes often prefer them. We can recommend the better fit during your site visit.

Do you install during weekends or after hours?

Standard installs happen during weekday business hours, but we can accommodate weekend installs by special request for an additional fee. Just let us know during the quote process.

Any additional work required will be noted on the written Quote, so there will be no surprises in charges.
