Austin Homes and the HVAC Systems We Service
Austin's housing covers almost every era of Central Texas building: 1950s and '60s ranch homes in the older neighborhoods, the big wave of 1970s to '90s suburban construction across North Austin, and the townhomes and new subdivisions that go up every year. Each era comes with its own HVAC and plumbing quirks, and we work on all of them.
From our Round Rock base, North Austin neighborhoods like Wells Branch, Anderson Mill, Jollyville, Avery Ranch and the area around the Domain are a short drive down I-35 or MoPac. Wherever you are in the city, we confirm your appointment window the same day you call.
Older Austin homes
Homes built before the 1990s often have original or second-generation ductwork, undersized return air, and electrical panels that were never sized for a modern heat pump. Before we recommend new equipment for one of these homes, we size it with a Manual J load calculation and look at the ductwork and electrical, so the new system isn't held back by the old house.
Newer Austin homes and townhomes
Newer homes usually have attic air handlers, tight mechanical closets and builder-grade equipment. The repairs these systems need most often are clogged condensate drain lines, failed capacitors and refrigerant leaks at the coil, and most of those can be fixed in a single visit.
Austin heat and your equipment
Austin regularly logs long runs of triple-digit days in July and August, and an air conditioner can run almost nonstop for weeks. That's when weak capacitors, dirty coils and a low refrigerant charge finally give out. A tune-up before summer catches most of those problems early, and Koala Club members get an HVAC inspection twice a year.
Austin Energy, Permits and Efficiency
Most Austin homes buy electricity from Austin Energy, the city-owned utility, which has long offered rebates on qualifying high-efficiency heating and cooling equipment. Programs and amounts change, so ask us when we quote a replacement and we'll check what your system may qualify for.
HVAC replacements inside the City of Austin require a mechanical permit pulled by a licensed contractor. And if you're selling a home that's ten or more years old, the city's Energy Conservation Audit and Disclosure (ECAD) ordinance generally calls for an energy audit before the sale. A tired air conditioner or leaky ductwork will show up on that report, so it pays to deal with it first.
Austin Plumbing: Slabs, Clay Soil and Older Pipes
Most Austin homes sit on concrete slabs over expansive clay soil that shrinks in drought and swells after heavy rain. That movement puts stress on drain and sewer lines, so cracked or offset pipes are a common Central Texas problem, especially in older neighborhoods. Homes built before the 1980s may also still have cast-iron drains or galvanized supply lines nearing the end of their life.
When a drain keeps backing up, we run a camera through the line so you can see what's actually wrong before we quote the fix. See our drain line and sewer repair page for how that works.
How Koala Works in Austin
Austin homeowners get the same deal we offer in Round Rock. Every common repair is priced in advance in our StraightForward Pricing™ book, and everyone pays the same published price. The $131 service fee covers the visit ($49 for Koala Club members, waived when you have paid work done), and diagnosis is free after that. Prices for every replacement system and tier are posted on our AC replacement cost page.

Austin HVAC & Plumbing FAQs
Do you serve all of Austin?
Yes. We serve the Austin metro from our Round Rock base. North Austin is closest to us, and we confirm your appointment window the same day you call (512) 759-8800.
Will you work on a system another company installed?
Yes. We repair every major brand no matter who installed it, and we'll tell you plainly whether a repair or a replacement makes more sense.
Do Austin Energy rebates apply to the systems you install?
Many high-efficiency systems qualify, but the programs change. We'll check current Austin Energy offerings when we prepare your quote.
Can you help before I sell my Austin home?
Yes. If your ECAD audit flags the air conditioner, furnace or ductwork, we can inspect it and repair or replace what's needed, with the price shown before any work starts.
What does a service call cost in Austin?
The same as anywhere we work: a $131 service fee to get a technician to your home, or $49 for Koala Club members, and that member fee is waived when you have paid work done. Diagnosis is included, and your technician shows you the published price for any repair before starting, so you can decide with no pressure.
